Crofton MD
The Active listings in Crofton, MD remain low at 84, as they have pretty much the entire year so far. That has to be good news for sellers, since there is pretty strong competition for well priced listings in good condition.

Foreclosures are down to zero now, but short sales have crept up to 15. An unusual situation for Crofton, but reminding us that we’re not immune to outside forces even though we live in a pretty high employment area.

Rentals continue on their robust march. While there were three new rentals that came on the market, 5 were rented and 7 had applications registered. If you’re in the market for a Crofton rental, you can’t wait.

9 houses SOLD and went to settlement last week in Crofton. If you think about it, that’s 10% of the active listings. Last week was a pretty good week for Crofton Realtors, Title Companies, and of course...new residents who we welcome to the community.

If last week is any indication of the real estate market in Crofton, MD, it would be difficult to see it getting any better.

The local Multiple Listing Service (MRIS) uses the following status types to indicate a property's availability:

  • ACTIVE: Indicates that the property is available with no contingencies, contract or application registered against it.
  • CNTG/KO: (Contingent with Kick Out) - Indicates that the property is available but has a contract with at least one pending contingency that includes a kick out clause.
  • CNTG/NO KO: (Contingent with No Kick Out) - Indicates that the property is available but has a contract with at least one pending contingency and the pending contingencies do not contain kick out clauses.
  • APP REG: (Application Registered) - Indicates that the property is available but a rental application has been registered on it.
  • CONTRACT: - Indicates that the property has a ratified contract with no pending contingencies. If the only remaining contingency is financing the status should be contract.
  • SOLD: - Indicates that the property is sold and settled.
  • RENTED: - Indicates that the property has been rented.
  • TEMPORARY OFF: - Indicates that the property is not available for showing. This status is for short term use and must have seller approval.
  • EXPIRED: - Indicates that the listing agreement has expired.
  • WITHDRAWN: - Indicates that the listing agreement has been terminated prior to its original date.

I suspect that there is a significant "shadow short sale" market in Crofton.  Same thing here.  Folks who would sell and move up or move on if they could.
