To sell real estate in this day and age means we have to be good at many things. We have to know the real estate market inside and out, we have to be good negotiators, we have to be fantastic at marketing, computer gurus, internet experts, social marketing geniuses, on and on. And, we must have the patience of a saint to deal with foreclosures, short sales and finicky lenders.
The list goes on and on. The job is never ending, we must continually educate ourselves, bob and weave, make course adjustments as we go. As we see something new, something different we change the way we are doing things in order to serve our clients as best we can. It can be very frustrating.
But I am one step closer to satisfaction.
I spent the weekend playing with Windows Live Movie Maker. After spending hours looking at other YouTube videos of homes for sale, I wanted to make changes to my own. I came away with some very interesting observations about the videos I saw.
I saw many, many videos that were under 40 seconds. Surprised me for sure. No intro, no address other than the title, no nothing. Just a few slides, many were even blurry, nothing else.
In the majority of the videos I watched, there was absolutely no self promotion. No agent name, no contact information, no company name, nothing. Wow... I was shocked. YouTube videos are advertising.Like any other form of advertising we are not only putting the property out there for the public to see, we should be advertising ourselves. But no, nothing, nada, zip and even zilch.
So I played with Windows Live Movie Maker, (never used it before, but I am sold) and came up with a format I am quite satisfied with. My next step is to do a voice over on our videos, good thing our newest addition to the team, Rich, has done professional voice overs in another one of his lives. How lucky is that!
So, I am truly one step closer to satisfaction. I like the format, I have made it very easy to do, and best of all I have promoted both the house and our team. I even found a way to incorporate Realbird (which I love, love, love) by using the QR code for our Realbird flyers at the end of the video. Perhaps this will even spur me to pick up an actual video camera, who knows! Miracles do happen every day.
Take a look and tell me what you think. And more importantly, make sure you are using your YouTube videos for self promotion as well as promoting and advertising your listings. If you aren't, I think you are missing out on a HUGE opportunity for FREE personal promotion.
UPDATE: Because of Debbie Gartner's comment, I have gone in and changed the video to show contact information across the bottom of the screen most of the time.
