Every listing is an opportunity to capture more business.  We’re all familiar with the overused phrase “list to last” and it’s the truth.  One buyer is one sale.  It’s nothing more and it could be something less, if the buyer never buys!! 

One listing, on the other hand, could be one co-broke sale; it could be one double ended sale; it could be a good source to capture potential buyers; it could be a source for capturing future listings.  The possibilities for future business that could result from just one listing are many.

With one buyer, you cannot convert that buyer to a plentiful resource for future business, unless the buyer is the relocation director for a large company.  More often than not, the buyer’s supply of future business for you is limited to his/her sphere of influence. 

If there are several referrals from that one buyer, one agent can only be at one place at one time.  When an agent is working with one buyer, the agent can do nothing more than focus on that one buyer.  If an agent has 12 listings that agent can service all of those listings.      

With one listing, one open house event at that listing could result in many more potential buyers; visits from other homeowners who are thinking of selling; and the business from one listing could multiply many fold. 

“List to last” is a phrase that all agents would benefit by learning and following.  When listings are your niche, your business continues at a steady pace, as long as you market consistently for more listings.  The cycle continues; the shelves are replenished as closings occur; and business is stable.  “Listings are the name of the game.”

Which is why I am concentrating on getting more listingss.  I love a buyer, but they can definitely take a lot of time and if they don't buy, it can be wasted time.

Listings are the name of the game. When you are out of inventory, you are out of business. Agents don't die they become listless.

Even when I work with a buyer, I think of them as a future listing.

Hi Liz...yes, a listing agent can work from anywhere because most listing agents expect to cobroke, especially today when buyers need a buyer's agent....we can be in europe and negotiate a deal on a listing.
