1) Quality flooring-- if the tile is smaller than 18 inches or the word "laminate" appears on the box keep looking. Think hardwood flooring and quality tile. And don't skip on installation. Nothing looks worse than an installation job that appears "almost professional".

2) Upgraded Counters-- My investors scored a killer deal on these granite counters. For 1,500 bucks they transformed the feel of the entire house. Buyers LOVED IT! Did I mention they bought the home for under 90k and sold five months later for 159k??

3) An Extra Place to pee-- In my market this means planting a pear tree on the edge of the property...For the rest of the world upgrading from a one bathroom is a smart way to make the home more appealing to buyers. Even a half-bath returns bang for the buck.

4) Good Fences Make Good Neighbors-- In addition to providing privacy, a nice wood fence has the same effect on buyers as blood in the water for sharks. Again, the value resides in the details. Pay for professional installation. Nobody wants a fence that resembles abstract art.

5) Open up the floor plan-- Gone are the days that buyers sought a separate, walled in dining room. Removing a wall between the dining room and living room creates a more livable floor plan. Don't think this project requires only a sledgehammer and six pack of Abita beer. Those walls may be load bearing!

Actually, that fencing one is important...it's the privacy aspect of home ownership, and a part of that important exterior curb appeal.

The privacy aspect is very inportant. I just saw a home with 6-foot high chain link fence all around it. My buyer was calculating how much it would be to remove or change it.
