It's all about the marketing of your product home.  And as any good gift giver knows, it's all in the packaging.  Paula McDonald, Realtor in The Woodlands, reminds us of the importance in "Packaging Your Home To Sell." 

It's not enough to put the For Sale sign in your yard.  You need to make sure that your home will first catch the eye of a Buyer on the Internet with professionally done pictures of the home  and then support that with making sure your home is in "Move in Ready" condition.  

And Paula definitely believes in the value of Staging.

When you make the decision to place your home on the market, it is time to completely change your emotions concerning the home.  What I mean by this is that you now have to look at your house as a product to sell.  When you think about the dollars and marketing strategies for products that are sold, there are millions of dollars spent on getting the product to look a certain way.

 Putting your home on the market should be evaluated, scrubbed and staged as a product to SELL!  It doesn't have to be difficult and you certainly don't have to spend millions of dollars getting it ready.  A few strategies below can help you get your home SOLD:

    1. CLEAN everything!  Windows, gutters, exterior, baseboards, cabinet fronts, carpets, floors, closets.  The product you are trying to sell must sparkle!
 
    1. REPAIR items that appear to be worn or are not functioning properly.  Doing a few minor repairs now can help you survive the Inspection process.  Go through every room in your home with a critical eye and make a list of what you need to do.
 
    1. STAGE your home.  I know that there are people out there who don't think staging is effective and I disagree.  Certainly you don't have to go overboard yet a few strategically staged practices can make a huge difference in the way your home is presented.
 
    1. PICTURES of the home need to be done professionally or at the very least done by someone who has the correct equipment!  Good pictures are a non-negotiable item!
 
  1. SPRUCE UP THE YARD!  Fresh mulch, keep mowed, paint if needed, trim hedges and plant some color in the yard!

Hi Kathy,

You are so right...  having your home in "move in condition" when you are selling it is extremely important.  As well as outstanding photos placed on the internet to catch the eye of potential buyers...  as you stated.  I saw Paula's post and loved that she endorsed staging as one of her top five.  Right price and great packaging brings in the offers.  Great re-blog Kathy!
