Lenn, thanks for sharing.  Looks like some great deals there!  I looked at the MRIS stats yesterday they just came out on the 10th.  Your market has had some further declines.  It is interesting to see that there are some great looking deals, yet no buyers.  I cannot help but wonder if the buyers have cash, or the prices are still beyond their reach.

Jim.  I read the stats too and see the same old, same old.  Sellers are just not "seeing the light".

Below is Montgomery County for December.  Prices up 1.19% BUT sales volume down 40.19%

THAT IS THE STORY.

Total Units Sold: 576 963 - 40.19 %

I ran the numbers back to 2005..it paints a much more dire picture.  That included much of the Northern Virginia area, Stafford, Spotsylvania, and a little bit of MD.  I did not look at the DC area.

Jim. No matter how "dire" you believe it to be, it is more "dire". 

But, it will work itself out because as the sellers refuse to lower their prices, the foreclosures and short sales will lower prices for them. 

No home owner is more powerful than the market.  The market is lowering by foreclosure, short sales, negotiation.  The home owner who holds out for the high net proceeds will simply see the proceeds shrink.

Then I'll see their house.  In the mean time, I'll just keep selling new homes.
