Last week , in the process of listing a tenanted property, I arranged well in advance for an appointment to measure and take listing photos. The day and time were juggled so it would be after a day off, during which time she would clean and tidy up.
Some accessory items – including towels, tableware, a couple of themed throw pillows, leisure equipment (fishing rod, tackle box and a canoe paddle) and some wildflowers in a small glass vase were toted into the foyer. Then a look around to consider how best to set the stage. The listing was to be marketed both as a recreational and residential property – so dress it casual and dress it up respectively.
The how tos are capabilities every REALTOR® knows – but the “where to start and how” brought me to a full stop, not just a pause. With two people working in tandem, my Assistant and I spent over two hours there – the pictures were easy, after the cleaning. We completed one room at a time, carefully and considerately setting cluttered personal possessions out of sight, dusting and scrubbing, doing our work, and then putting everything back in its place as diligently as we could.
The pictures look great – one would hardly believe it is the same place – but two factors were more than apparent – I should have had a spray bottle of Febreze™ and a heavy duty Dustcloth – the property truly required much more than a swift swiff!
