Edgewater is located just South of Annapolis and offers homes in all styles and sizes. With its easy access to the water, parks, golf, shopping and commuter routes Edgewater is a great location for an easy living lifestyle.

So what is happening with the Edgewater marketplace? Sales are continuing to climb!! Foreclosures and short sales are holding steady with no increase in either in the available inventory and decreased from 29% to 20% of sales in May. Closing assistance by seller to buyer continues in 50% of the sales taking place. Edgewater homes are selling, on average, for 95.44% of their sales price. Months of inventory continues to decrease with a whopping 6 month decrease over the last 2 months.
All in all good news for the Edgewater Marketplace!

13 are Townhouses or Condos
3 are Foreclosures (same)
18 are Short Sales (same)

74 homes are Under Contract
Of These:

8 are Townhouses or Condos
4 are Foreclosures (same)
27 are Short Sales (down by 3)

Homes Sold In May

 34 homes sold in the month of May
Of These:
6 were Waterfront
8 were Townhouses or Condos   
2 were Foreclosures (Down by 2)
7 were a Short Sale (Up by 4)

Edgewater has 4.9 months of inventory

Hi Martha - I love it!  Our market is also changed and with substantially less inventory the prices are inching up.  It is great news for the economy and I wish the news media were trumpeting this more and more.  Consumer confidence is climbing, and positive news stories can help that.

That's a significant jump in sales activity, Martha!  And it's good to see!  Sacramento is also experiencing reduced inventory.  We have quickly turned to a seller's market.  Prices are remaining stagnant for the most part.
