What sells a home in Newport Coast?

Location, Location, Location is what you will hear, but ANY home will sell at the RIGHT PRICE. It doesn’t matter what the condition or the location if the PRICE is right someone will be willing to buy the home and put more money into it to bring it up to what they would have paid for the turnkey condition they were looking for. It’s all about what you are willing to do.

Are you handy? Are you willing to put a lot of money into it or are you willing to get your hands dirty or both? I had a buyer who wanted a one story and wanted to be in a beach city. He had 4 cars and a couple of motorcycles and lots of toys. He wanted a home that had a full driveway attached to his 2 car garage. He wanted 3 bedrooms so they could have an office, a guest room and a master. This was also a downsize from his 3500 sq ft home and a 4 car garage on a ½ of an acre to an 1800 sq ft condo.

They found one, got a good price and proceeded to strip it to the walls, widen doorways, and change a contemporary home into a Tuscan dream home. He put a lot of time, effort and money into the home but he got what he could find. Even after buying and remodeling he go exactly what he was looking for.

If you can look past the cosmetics and look at the floor plan and what it does provide for you, you can always add the rest. Too many people keep looking for that perfect home and it’s not always out there at the price you want and already done. You can pass up a GEM without knowing it.

Another client was looking for that perfect home, when his wife came home and said “I found the perfect home!” It was nice but what she meant was it was the perfect location, the perfect floor plan, and walking distance to the Ocean. They proceeding to put $$$ to “personalize it” because they couldn’t find that perfect home that was already the way they wanted it for the price they wanted. Our clients are happy with their home.

I have sadly seen clients pass up good homes because they did not have the vision to make it what they wanted.  If you can't afford what you want, you have to be creative.
