How do you want your Las Vegas home presented online when you are selling it?

With IDX reciprocity (broker listing reciprocation,) you want your Las Vegas home listing to look it’s best in front of all those local, national and yes, even international buyers.   IDX allows your home to be syndicated so home buyers can search for homes on popular sites like Zillow, Trulia, Realtor.com, national brand brokerages and even individual agent websites like my own web search here.  With the unique Las Vegas real estate market, some home buyers may even choose to purchase their home sight unseen.

Close to 70% of home buyers nationally find their home online!

With those statistics in mind, OBVIOUSLY the Las Vegas home seller wants their home to look better online than any of their competition in the market!  This will give the seller the competitive edge on home buyers searching & doing research online to be compelled to want to even view their home – or even make that sight unseen offer!

While I am NO photographer, I have found that wide angle lens photography can make a “ho hum home” look spectacular online!

Here are three sample photos I took with the iPhone4s, a Sony point and shoot and a Nikon wide angle lens camera.  All were taken at the same exact height and vantage point using the automatic features and NO editing other than size to make them uniform:

I was actually surprised that the iPhone photo came out so well!  My favorite is the Nikon wide angle lens camera.  Second choice would be my iPhone and third would be the Sony.  The Nikon wide angle captured a home feature that the other two cameras did not capture – which was the surround sound speaker!

Terrie #6:  Those are probably OLD school phone photos.  I wasn't exactly disappointed with the quality of the iPhone 4s!

Debbe #8:  I left that info off because Sony and other brands also make great wide angle lens cameras.  I would say it is best to do your own research when buying a camera.  My research involved using my daughters camera and then going out and buying one.  My daughter's camera was extinct when I went to go buy it so I had to buy the next best model SO - I also hesitate because cameras are evolving so quickly.  NAR puts out a guide every year too right here:  http://realtormag.realtor.org/buyers-guide/cameras-and-videos/2012/03/buyer-s-guide-2012-digital-cameras

Eric #14:  That thought definitely crossed my mind as I was researching, editing and writing this post!

Juli #20:  The only modifications I made were the size of the photos!  I didn't want them to appear in different sizes which will give different impressions in and of itself.  All photos were taken from same vantage point, height and using automatic settings on each of the cameras.  No funky stuff!  I know you do BPOs too and I am now favoring the wide angle even though the sony point and shoot is easier to use.

Hmm - Ok Rene, I give you points for comparing the shots - here are my comments...

First of all - Most mid range Sony P&S now features HDR technology in the camera, meaning that the window would not be blown out (and you could see the ocean view if you had one). 

I think that is is important to look further, holding an iPhone still will actually yield decent images (btw, your iphone has a Sony iSight camera in it), use the HDR even better, go get an Ollipop adapter and wide lens and you will get the same result as your Nikon, for about $69 at target. 

That said, a nice DSL or something mirrorless, with built in HDR and an Aspherical wide angle lens, will take magazine like shots all day long - with little or no work for you.

I'm not a pro photographer either, but I think that if the wide angle one had been shot a little closer, it would have been the best. The iphone one looks cozier.

I am not a great photographer...that is why I have a wonderful virtual tour guy who creates tours that have people salivating to get into the homes he films.  It is worth every penny!

Hi Renee,  You are so preaching to the choir here !  Embarrased by the nifty point & Shoot cameras I upgraded to a Nikn D80 with a Sigma 10-20 wide angle lens and a Nikon Speed Flash.  Without the extra flash the wide angle will not be properly lit in many of the indoor shots.  The difference is amazing !!!!

You are so right. Good photos are imperative. When we bought our last two homes, I must have viewed dozens and dozens online, then narrowed those to only three or four that we actually saw in person. And we bought one of those we saw.

Renee:  Funny how the "eyes" of the camera saw things so differently in each picture.  The colors were dramatically different and so was the concept of space.  Just like human eyes ... the perspective was unique ...

Renee, I love my I-Phone 4 camera, but like you, I really love my Nikon.  We're lucky to work for a broker who has a fabulous professional photographer on staff, so I don't use it as much as I used to.  But the quality wide angle is the one thing that makes a huge difference.

I just purchased a wide angle lens this past weekend (Sigma 10-20mm) for my Nikon D90 and I am so anxious to use it. It's amazing how much more of the room you are able to capture.
