Marci and Maureen---I am in agreement with you both that having some knowledge of psychology is essential in this business.  And Marci, kudos to you for using a word (de-stress) with "de-" in front of it that isn't negative.  I am going to add that one to my list of positive marketing messages.

Ah, the Staging refrain....I can hear it now: When your home goes up for sale it becomes a product on the market for sale. Like other products for sale, it has competition. When you want to sell the house faster you need to up-Stage the competition. Say it with me, the way you live in your home and the way we market and sell your house are two different things! And repeat refrain.....

Hey Sheron!  I was watching a show last night, in which the designer/realtor told the homeowner.. This is a mess!!!  Then, they went into the bedroom, the designer told the home owner those curtains have got to go!  The homewoners says, my sister-in-law gave them to me!  The designer says, "And you still speak to her?"  The homeowner looked real upset.  I'm just trying to let the homewoner know that we dont do that AT ALL!

we totally need to be sympathethic to the sellers. I just did a consult on a home yesterday and they lived there for 25 years and are now downsizing. Sweet people who are very sad to leave and their style was definitely hard to work around but they know they need to MOOOOVE on, that's where we all come in to help
