Will Your Condo Pass the Test?

It takes a lot for a buyer to come forward with an offer on the home of their choice. However, it has to pass the test to even come forward with an offer,because it is a big step and decision for people. In today’s market, buyers are pretty particular for their needs and wishes .In my experience, here is what I typically find buyers are looking for:

-An area that is seen as desirable. For each person, the meaning desirable is different. It good mean being very close to work, near friends & family, close to their favorite restaurants and shops, or near any recreation. Other people look at desirable being near their highway for commuting out of the area and on site amenties. For investors, a desirable area is where the rental numbers make sense to carry a mortgage, common fees and taxes and make money while doing it.
-Move in condition. Most buyers are looking for a when where they can unpack the bags and set up their furniture, opposed to tackling major renovations. Some minor work is OK with buyers,such as some painting and maybe purchasing a washer and dryer. They do not want to tackle big projects in condos, like replacing a kitchen or baths,or replacing flooring in the entire unit.
-Functionality  for needs for the buyers. For each individual buyer, this can change. Items that can be included on this list could be enough closet space, all the bedrooms on the same level, parking, each entertaining space, home office,size of the kitchen and more.These are typically things that can not be changed. 
-A home that is priced properly! Buyers do not want to overpay for a unit. Your Danbury condo needs to be priced within the range of what other townhomes in the area like your home has sold for. Some buyers are afraid to put offers of homes that are overpriced because they think that the owner does not want to really sell or will not negotiate down to what the fair market value is.  Price will most likely dictate if your unit will sell or not.
