This is a great idea...and I'm so glad that Bob even adapted for the non-real estate agents here.  On my wordpress site, I've had great success on my red oak vs. white oak flooring.  I may see if I can do some on some on the other species such as maple, braz walnut, bamboo, etc.

Hyper Local Blogging

(I am not above bribery. I would never bribe a police officer or a politician (as if they need more of that). But I'll bribe my son from time to time and I'll certainly bribe all of you. I shouldn't have to bribe you of course. You should be doing what I'm about to bribe you to do at least once a week already. So if you're not......here is your bribe)

There is no better post that you can create for your real estate blog than one that focuses on a very specific area of your market. Very specific.

We have members that have written the kind of posts I'm going to challenge you to write who have gotten over 10,000 clicks on their blog post and closed multiple transactions from one post.

In fact, one member of ActiveRain is hosting a challenge that tries to get you to create similar content for your blog. (although Amy has you writing about the people and businesses in your market) But I believe this content is so important that I'm going to bribe you to write a very specific type of post. This is not the first time I have done this type of thing (that link will have a ton of examples in the comment section if you want to check it out. It will also give you some more insight to what I'm talking about here) and will not be the last.

Starting today and going through July 2nd at 11:59pm I am going to award 1000 points for every post you write about a subdivision, condo complex, neighborhood or very specific real estate element of your market (up to a maximum of 7 posts). These kind of posts get ridiculous amounts of traffic over time and they are leading to business for our members every day. If you are not writing them, or you have in the past but you didn't quite finish covering your market, it's time to get back on the ball.

Why? Because these are the posts that will bring you business. Ed talks about having 6 transactions in 12 months as a result of one series of these hyper local posts.

You'll hear all kinds of names for these posts; hyper local, localism, community posts. What we are talking about is focusing very specifically on an area in your market and writing the best piece of content about that area available on the internet. By doing this, you can be the number one result on the search engines when someone comes looking for information about that part of your market. And believe me, they come looking for it.

If you never write another type of blog post, this should be the type you write. The best way I can show you to write a blog post of this nature is to point you to our SEO class on ActiveRain. The video I just linked to is an hour long. It will be the best hour you have ever spent on ActiveRain (and not just because it's my voice you get to fall asleep listen to). Watch it! Watch again if you have to. You can also check out my post about the anatomy of a solid hyper local post. In that post I share a bunch of things you can include as it relates to the area you choose to write about.

The Challenge:

(this might get a little technical, but you are in real estate, you deal with technicalities all day long. If you mess up in your job, someone loses money or gets sued, if you mess up here, you just lose your 7000 points)

Write up to 7 hyper local posts about 7 different specific areas of your market. Follow all the rules from the SEO class (I know, you're going to have to watch it, but I swear it will be beneficial)

After you complete your 7th post, include a link to all seven of your posts in one comment on this blog post. So not 7 different comments with one link each......one comment, with 7 links.

If you only complete 5 of the posts, shame on you that's cool, you'll only get 5000 points. Then leave one comment with a link to your five posts.

I don't care how many words the posts are. I could care less if you half ass it to get the points. Consumers will care greatly when they land on your content expecting to learn all they want to know about living in a particular area of your market, and are disappointed because your post stinks. Take some time. 3 great posts is way better than 7 crappy ones.

If you are a loan officer or other professional, I want your posts to focus on a product or term in your business in conjunction with your geography. For instance, a loan officer might write a post about 'Physician loans in Ann Arbor MI'. Then another post about 'Getting Approved for FHA financing in Ann Arbor MI' and a third post about 'Refinancing a VA loan in Ann Arbor MI'. See, a product or term in your business, in conjunction with a geography.

I'm going to give you the points if you make the effort. That means you take the time to watch the video I link to above. If you do that and you completely miss the mark, I will help you. If you are lost and have no idea what I am talking about, ask a question below or call me and I will help you.

Debbie... i am always looking to write the hyperlocal stuff.. this works for me.. i'll give it a shot.. I don't know how much i can get done in this short period of time.. but at 1000 points per post i am sure to give it a whirl!! thanks for reposting
