The case of the dropsy- Chelan Home Inspection Services

Into the dark recesses of the home… where shy creatures stir, dark and damp, and no man or woman has ventured into in recorded memory.

This is where the humble home inspector must go, pushing back fear! (Okay that may be a little extreme but how about cobwebs?)

I venture because I must. I will prevail.

There it is peering through the veil of webs, the infamous plumbing drop.

But wait what is that I see… a sea of despair (or disrepair) that makes the journey worth the risk.

Okay that is overly dramatized but one of the most important duties when performing a crawlspace inspection is to evaluate the plumbing drops.

When we live in homes many times certain fixtures may not be used very often. In a home with multiple bathrooms there usually is a main bathroom that gets used extensively and the other bathrooms may get little or no use at all. (This is the case with the shower drop pictured above.) This may change with the new owners.

I have found on many occasions that there may be leaks that may have been there for a very long time but due to the lack of use the evidence is minimal.

As a home inspector I want to make sure that I give all the drops a proper evaluation when ever possible. Plumbing drops can be difficult to access and view at times. An unchecking leak over a long period of time can lead to insects, rot, mold/meldew and rodent issues.
