Low inventory in Sacramento County = fast sales = time to sell now!!
Here is something that the media is simply not reporting enough: Now is a great time to sell! In Sacramento County, California, if you have a Home to sell, there are buyers for it - and those buyers will compete over a well-priced home.
The problem for willing buyers these days is that there are not enough homes for sale, so people are bidding over the listing price and we are seeing bidding wars in our area, with folks trying to outbid each other.
So if you have wondered if the market had begun to turn from a buyers' market to a sellers' market, the answer is YES.
The average "Months of Inventory" in a normal stable market in our area is 6 months. While the inventory has varied over the last several months from community to community in Sacramento County, the overall trend has been to less and less inventory, all competing for the same buyers. And those buyers are really wanting to buy now, while the prices are still somewhat low and interst raates are the lowest they have been in 60 years.
Below are several graphs, depicting the Months of Inventory each month over the past 15 months - first in all of Sacramento County, and then at a few of the communities in Sacramento County.

You can see that in Fair Oaks the trend has been downward although there were a couple of months where a few multimillion dollar homes or some thrashed homes were on the market that skewed the figures for a month here and there. Those figures, however, were all included in the Sacramento County chart above, which does show a more steady reduction in inventory. By the end of May there was a 1.7 month inventory.
As you can see, the same is true for Carmichael as for Fair Oaks. Inventory there is just 1.8 months.

*And look at what has happened in Citrus Heights 95610: Only 6/10 of a month!

Folsom doesn't have much more, at just 8/10 of a month.

*Orangevale has one month of inventory.

*And Gold River is also at just 6/10 of a month.
*Months of Inventory is computed by figuring how many months it would take to sell all of the houses on the market if no more were added to the inventory. I have buyers who have seen everything in their price range in the areas they want to live, and even by putting in offers over list, they have been outbid.
If you want to get in on this sellers' market, contact your realtor to see about putting your house on the market now, before everyone gets the word. Once the inventory matches the number of buyers, these oportunities might not be the same.
