Recently, a local homeowner called me because she felt she and her husband needed help finding their move-up home. They do no have to sell their current home. That said, I requested to meet them where they live now.  The reason is simple. I find it best to visit you at your home in a situation like this to see how you live and what yourcurrent lifestyle is. This helps me see first hand what works and what isn't working for you.

It was clear, the home was very small for their growing family needs. They were packed in like sardines. During my visit I asked why they had called me. The wife spoke up. She said, I have been using a big company (a buyer agent company) and well, I can see homes anytime I want. However, when I do see a home it is with an agent who opens the door. Then if I like the home, I need to call the lead agent who will pull comps and write the offer. My frustration is that, the person who is going to write my offer and help negotiate on my behalf does not know the house, or have any clue what I saw that might be a concern to me.  It is very frustrating for us the buyer.  We were thinking it might be better to find a local agent who knows the area well and who can help us. How can this be..

That's when the tears started flowing and her emotions boiled over. She said

  • We are upside down on this house.
  • We quailify to buy a single family home holding this one. But that limits what we can afford.
  • When I want to see a house, all I do is call and someone comes
  • But they don't know the area..
  • We have watched prices rise in past year
  • I am afraid we are going to be priced out of the market
  • Everything seems so disconnected to me....
  • We are getting now where fast...and missing good houses
  • What are we doing wrong?

That's when I ask.  Are you open to coaching? 

She said. I think so.

My response was  " then I am sure I can help solve your problem!" They smiled.

This family has fallen victim to being an Online Shopper. Basically doing all the legwork themselves. The hard part about that is the frustration level becomes overwhelming. Well, a house is not something you can slap a return envelope on and expect a credit in the mail weeks later. Buying a home is a big decision. Seasoned REALTORS® who know the area, and the market conditions will be able to share information with you, without skipping a beat. They will help you not only with the purchase of your home, but the sale (or rental) of your home as well. They will help, guide and coach you on all of your options from start to finish. I love what I do, and really hate when I see good people fall victim to this type of situation and just get so confused.

Buying a home is suppose to be a fun, exciting experience. Will it be stressful? Sure. But not because you do not know what you are doing and if you're making the right decision. The stressful part will be, the realization when you get the phone call from me that say's"You got the house!" Then you will panic and say " OMG! We got the house, we need to start packing!" That's the stressful part.

I think meeting them in their home is not only a nice touch, it's professional!  There has been increasingly an eroding away of that quality over the past several years.  It is always refreshing to witness it, when it it surfaces now and again!  These are tough times for buyers and sellers - times that require a knowledgeable professional to navigate the marketplace more successfully.

As usual, I first must state that I am not a Realtor.  I think that the general buying and selling public is sadly uneducated about what a Realtor can do for them.  Blogs and websites certainly help.  What I find though, is that potential  buyers and sellers are referred to me  by friends for questions rather than the Realtor.  Not sure why, but I suspect that in part it is because I do talk to people and make it clear that I am interested in helping even if I am not going to get the settlement.   My suggestion would be that you tell each client that you are here  to answer questions for them AND THEIR FRIENDS at any time in the process.  The friends may not have an immediate need for a Realtor, but if you have responded to them, they will tend to remember when they, or another friend, does need your service.  Just my two cents.

Carla #28  is absolutely correct.

#33 you are wrong...Carla is the giving the definition of Exclusive Buyer Agent that NAR gives.

An exclusive "right-to represent" agreement with a buyer does NOT make someone an exclusive buyers agent.

The National Association of Exclusive Buyers Agents (NAEBA.org) IS a trade association, just like NAR is a trade association.  Membership is reserved for only those offices that never represent sellers or list property.

NAEBA members adhere to NAR'S code of ethics and standards of practice and ALSO NAEBA's Standards of Practice which are more strict and a higher standard...

Agents that work in Exclusive Buyer Agency offices are held to the highest standard of buyer representation available.

Great post, Peggy. I did not know how these online buyer firms operate exactly, but there had to be a catch. Now I know what it is. The buyers using these services give up a lot more than the rebate they get at closing. Not a good trade at the end of the day.

It sounds like they were working with Redfin!  Lately I'm hearing about building a team and having a buyers showing assistant. I fear clients would feel the same way this woman does. The person showing the property is not the one to write the offer. Those of you using that model, how do you keep from alienating your clients?

Sounds like you are giving great service to your clients.  What I don't get is why are they considering buying another home if they are UPSIDE down on the one they have?  

Perhaps I need to go an re-read.  

Now, on to the rest of my comment.  Many folks who try the online route of buying a home end up frustrated and in tears.  Hiring a local agent who knows the market is always the best bet if you have no clue about the home buying process.

Well, I couldn't agreee with yo more.  I just hope that you can actually help them out since they are upside down on their house.  A consultation is really what clients need, not a sales person or a door opener.

I would have to say that more often than not, by NOT using an experienced local real estate agent, it's ultimately very likely to cost the buyer ALOT more....on so many levels!

I would have them talk to a mortgage broker or lender you know and trust. Good Luck with it. Hear the same story all the time. Pretty sad! But reality of today. Maybe a loan mitigation is the answer. Sounds like they were chasing a discount from the big buyers agent company.

Sometimes, the more information available, the greater the confusion. Looking on line is nice for getting an idea of pricing and what's available, but buyers who are ready to purchase need a dedicated agent helping them.
