A CMA should include sold properties, which are critical in determining market value because they involve closed transactions where the buyer and seller have agreed on a value and transferred ownership. Only sales closed in the last six months should be included in analyses of markets experiencing active appreciation or depreciation; in other markets, only sales from the last three months should be considered.
