This week a client came thru my market leader page and said he found my sight from my blog on AR when searching for Okeechobee Real Estate Listings in The Viking.

He and his wife were looking for 1.25 acre vacant lots in Okeechobee in The Viking and these lots are going for only around 5K to 6K and at 5% that is a HUGE $250 to $300 commission when listed on the Regional MLS system.

But I personally believe in Kharma so I turn no one away whether you are a 6 million dollar client or a $300 client.

So we find the vacant lots in Okeechobee they want and I contact the owner as this is now an expired listing.

The owner is very happy to hear I have a buyer for his lot and the fact that I have a $6000 sale price for him is extremely exciting since most of the listings on the Okeechobee MLS are currently only able to get $2995 for the same lots.

The difference is the marketing.  Okeechobee's MLS is a single county MLS.  So most agents outside of Okeechobee who service Okeechobee Real Estate Listings, are not members of the Okeechobee MLS.

The majority of agents who are servicing this area use Regional MLS and these agents are able to get from $5000 to $7900 this year to date and are moving these lots regularly.

So here comes the GOLDEN part...

Mr Seller, after hearing and understanding the difference in agents, agencies, MLS, Marketing, and PROFIT in his pocket asks if I would like to sell all his lots?  EXCUSE ME?  You mean do I want to make this 45 minute drive over from Port St Lucie to Okeechobee to list more properties than just getting the $300 contract I brought you today?  Sure, let's talk.

Well, turns out after 2 hours, I walk away with 32 listings with $1000 flat commission ea and my seller will walk away with at least $4500 ea instead of the $2000 he was clearing with locally listed properties.

And then it gets even better relatively speaking...

Turns out my buyers are in fact walking away from their home because of chinese drywall and didn't know that we could actually get them money to SHORT SALE their home rather than just walk away. 

So I now have their short sale listing of their home, the listing and sale of the new property they want, and 32 new listings to boot.

Not bad when the day started out as a $300 purchase of a vacant lots in Okeechobee.

The moral of this story:  NO CLIENT IS TOO SMALL or a WASTE OF TIME as you never know what may result from treating them with the same professionalism no matter the size of the deal!
