Kingsbrooke Single Family Home Report: May 2012
Summer has officially begun in Bristow's community of Kingsbrooke. School is out and I'm sure the Kingsbrooke community pool is alive with the sounds of splashing and laughter. The Kingsbrooke single family home market seems to have stabilized. Let's take a look back at the single family homes sales in Kingsbrooke for May and compare to last month (April 2012) and last year (May 2011.)
KINGSBROOKE SINGLE FAMILY HOMES FOR SALE
5 Listings were Active: All Regular Sales
There were more active listings in May than there had been in April. This time, they were all regular sales. The high list price was nearly 16% higher than last month; low list price up 34%. Average list price was over 16% higher than last month and well over 47% higher than last year. While these numbers suggest increased value it is important to keep two things in mind. First, there were smaller single family homes bringing the values down last month and last year. Second, the best idea of market value will always come from the sold column.
KINGSBROOKE SINGLE FAMILY HOMES UNDER CONTRACT
6 Listings were Under Contract: 4 Short Sales, 2 Regular Sales
We are still seeing the mix of regular sales and short sales in the under contract category. The high list price at time of contract was over 3% higher than last month while high marketing time remained the same. The low list price at time of contract was 7% lower than last month, but low marketing time the same. Average list price at time of contract was nearly 2% lower than last month, but 6.5% higher than last year. The average marketing time was over 19% longer than last month and 51% longer than last year.
SINGLE FAMILY HOMES SOLD IN KINGSBROOKE
3 Listings Sold: All Regular Sales
Seeing all regular sales making it to the sold column is not unusual in Kingsbrooke single family homes. the high sold price was down over 2% since last month with high marketing time 27% shorter Low sold price was down over 13% since last month and low marketing time improved by 50%. Average sold price was down nearly 3% compared to last month and down well over 3% since last year. The average marketing time had improved by 37.5% since last month and by 40% since last year. Overall, the values of Kingsbrooke single family homes is stable.
