Selling Your Connecticut House?  Update, Lighten & Brighten!

If you are preparing your house for the market, now is a good time to consider your light fixtures.  Do they provide enough light?  Are they in good condition or do they need to be replaced?  Are they updated in a current style and finish that will appeal to your target buyer?

A professional Home Stager can guide you, and provide you with on-target suggestions for appropriate replacement fixtures that will not only update the look, but amplify the light, if needed.

This condo in Heritage Village, Southbury CT, needed just a few touches to get it ready for the market:  fresh paint in the bedrooms and baths, removal of window treatments, and new sconces in the Dining Room:

Before

old sconces

These faux alabaster sconces only held one light bulb each, and had been touched up with paint.

new sconces

Nestings selected these sconces, in a transitional style with oil-rubbed bronze finish.  Perfect for a "Contemporary High Country" look, they tie in the adjacent kitchen hardware.  We love the sparkle of the crystal balls, and the fact that each sconce holds two bulbs, doubling the light!

In addition to changing out the sconces and removing the blinds, we added a chrome-and-glass server, streamlined upholstered dining chairs, and an appropriately scaled rustic dining table.  The stunning painting is by the seller.  More about her later...

Julia- the room certainly looks brighter and more inviting now.  I love the look especially with the rustic dining table.  Can't wait to hear more about the seller/artist!

Thanks, Kathy.  Little zinger to the HomeGain survey - ;)  Who says Home  Staging doesn't include "lighten & brighten"?

Julie - Changing out dated or dark lighting is an inexpensive fix, and yet the payoff is huge.  Buyers want spaces that are open, light and bright.

Oh, do my eyes deceive me, or are those 3 cloches on the dining table...  I'm in love with this room!!!

Hi Julia, lighting is one of the things that create the character in a home. Your selections definitely make a difference in the appeal of this home. Plus no work for the buyer to do when they move in.  Did you know that men love a house without a honey do list.  Love the chairs as well. Really help to brighten the space.

Hi Sally - alas, they are not cloches, but wonderful rustic-style bottles that hold votive candles - here's a close-up:

bottles

They were very inexpensive ($2.49 ea. @ Christmas Tree Shops) for such a great look!

Michelle:  These sconces were around $60 each - for twice the amount of light!  Smart investment indeed.

Hi Julie ~ What a fabulous improvement in that dining room!  The energy is lifted exponentially with those new sconces, removal of the bland window coverings, and newer dining set.  Bravo!!

Hi Michelle!  Doubling the light was important for this space, as well as continuing the themed metallic finish from the kitchen.

Maureen:  I like the way you said that - "the energy is lifted"!

Good choices Julia.  Often times, the sellers don't think too much about the light fixtures and they truly can be a big difference.

Such a small investment for such a big impact, love when sellers are willing to update the lights!  Loving the glass bottles with candles on the table too!

Julia -- good lighting not only enhances a room but makes the prospect of a sale much brighter as well -- pun intended.   Nicely done and on an inexpensive budget too.
