Condos and Colleges – An Investor’s Dream

As a real estate investor, one is always trying to stay on top of real estate news and trends.  One of the hottest areas right now is any housing located near a college campus, and one the fastest growing income producers in real estate right now is the rental market.  Put these two together, and you have a recipe for investment success.

Condominiums, single-family homes, and townhomes all have something unique to offer.  However, today I will focus on the benefits of condos.

The first benefit that comes to mind when I think of a condominium complex is maintenance.  Since the units are all connected, they share the same roof, foundation, heating/cooling, etc.  You don’t have to worry about updating the exterior like you do with a single-family or townhouse.  You also don’t have to worry about lawn care or curb appeal.  In fact, the only thing you do have to worry about is the interior of your unit.

Another benefit is lifestyle.  College students generally want an accommodation that is close to entertainment and offers access to the social scene.  Since many condominiums are located in more urban areas, students don’t feel isolated from these activities.  In addition, public transportation is usually very accessible and there are more ways to get around then just by car.  Since every college student is on a budget, options such as walking, biking, and riding the metro are always appealing.

And last, but certainly not least, are the amenities condos provide.  Pools, fitness centers, lounges, theatre rooms, etc. make the living experience feel as comfortable as a hotel, but more settled and long-term.  Since most college students aren’t accustomed to the amount of work that goes into the upkeep of a single-family or townhome, they are often enticed by the carefree lifestyle that condos appear to offer.
