Carolina Cove 2011 Market Report

Carolina Cove did not see ANY action during the first quarter of 2012. In my opinion, that is because once someone moves to Carolina Cove.... they don’t want to leave.






Typically when a homeowner sells their Carolina Cove  home, it is because they are moving closer to their children, OR... they are not close enough to use their lake house like they would like to.

There were *NO closed sales in Carolina Cove  during the 1st quarter of 2012.

As for other 1st quarter 2012 sales data: there were NO expired listings, NO terminated listing, and ONLY ONE home currently on the market. So... if you are thinking about selling your Carolina Cove Home... NOW would be a good time to do it!




Carolina Cove is located on the northern end of Lake Livingston between Thomas Lake and Carolina Creek. It is a restricted neighborhood with 2 subdivision boat ramps giving you direct access to Lake Livingston. The homeowner association fees are LESS than 100 per YEAR, per lot, making it an ideal place to retire or enjoy a weekend home. There are no active LOT listings on MLS. Restrictions prohibit the use of mobile homes of any kind in the subdivision. Currently, there are approximately 90 homes in Carolina Cove.

Sounds like Carolina Cove is a great place for a vacation home. It seems funny to think there were no sales in the first half of 2012! Looks like no one is ready to sell.

Q: We lived in Carolina Cove from 1994 to 2006 and LOVED every minute of it! Our house out grew us or we would still be there.

Ann: It is a FABULOUS community.

Dorie: Not to me. We lived there for YEARS without EVER seeing a house go up for sale. Then around 2007 as folks grew older and moved closer to children, there was a rotation of ownership. It may be a while before we see many go up for sale again. Seriously, people buy and STAY! What's not to love?!

If folks never leave Carolina Cove its pretty tough to have any real estate market report. It also makes it easier for you to sell those few listings which do come up.

Bob: EVERYONE loves Carolina Cove. Waterfronts typically do not last very long if they are priced right!

Joni - love it!  I live in a very rural area of Louisiana - and the last appraisal I had on my home (I have lived there 16 years), the appraiser said "there are no comps" and I said - "....that's because once you buy here, why would you ever leave?  This place is beyond COMPARE (or comparables)!"
