Slim Pickings for One Level Homes In Tualatin, Oregon

No stairsOne level, single level, one story..if you're looking for homes that have no stairs in Tualatin, Oregon (pronounce Tu-AAH-la-tin) you'll find that there are slim pickings out there! We are seeing the lowest inventory level since 2007 and  one level homes are really hard to come by. 

I wish builders would build more one levels today as I've been getting more and more requests for them, but here in the Portland Metro area we have what's called the urban growth boundary (UGB). This was put into place to keep the rural areas intact and not have that urban sprawl of homes creep into it.

This means that most newer properties are built UP on smaller lots, so not as many one level homes. We are seeing homes with masters on the main, so this would be another alternative.

Cindy, one story new build properties are difficult to find in Dallas, as well.  When you do find them, there is little outdoor space. Builders need to to speak with consumers!

Cindy -- I hear you!   We have the same issue as well --- as the population becomes older, it just makes more sense to build more single level homes.

Cindy  Half a decade ago everything was big ... bigger ... biggest!  In our area, the few (percentage wise) single stories were the ones being bought up mostly by more mature buyers ... the ones that are still in their homes and current on smaller mortgages.  So finding them on the market ... a rare bird here as well.

Hi Sharon, They do indeed! Most here try to take advantage of the little bit of land they can build on, and they get more bang for there buck with building up. With the boomers now wanting to move to smaller more manageble homes with no stairs, they will just be more desirable.

Hi Jack, yep, the McMansions are now giving way to smaller homes as new first timers as well as the older segment of the population want to keep there mortgage payments down. Those sellers sitting on the single level homes will find them selling a bit faster than others if they are in decent condition.

That is very interesting to know, here in Manhattan New York, most of our condos are one level. Some are duplex or townhouses with stairs, but unless the property is in higher price range, they are a rarity.
