How to Prepare Your Sellers for Home Showing

A successful home showing depends on the preparation made by you and your seller.  In this kind of business, we need to prepare the seller, ask for their cooperation and let them understand how important home showing is.

 

Persuade the seller to keep the house in good showing condition.  Buyers appreciate houses that are clean. 

 

Real estate agents do try to make it on time together with their buyers. But sometimes delay occurs.  Buyers might arrive late for their appointment for a lot of reasons.  Hopefully, your sellers are away from the residence in expectation of the viewing.  Ask them to stay away a bit longer so that interruption will be avoided.

 

Some sellers desire to be there throughout the home showing.  Sellers want to be present to see the buyers’ reaction.  This kind of situation will just make the buyer uncomfortable.  Buyers will be embarrassed to check everything such as closets or cabinets when the seller is home.

 

Explain to sellers that having you around during the showing is a turnoff to other agents.  Those agents may think that you’ll try to influence their buyers.  Enlighten your seller that your presence is not that important unless there is a very good explanation why you should be there.

I think a clean home above all else is so important! And, I agree having a seller present with a buyer touring is a no-no if it can be avoided. Recently had some buyers who quickly moved through the house b/c they really couldn't see anything other than the seller following us around. Very uncomfortable!
