Another Morris Farm Home SOLD!  

One of my favorite communities in Gainesville, VA is Meadows at Morris Farm...or Morris Farm for short.  So when the Sellers of this charming carriage home in Morris Farm called me and asked me to list their home, I was delighted.  It had everything a buyer could want.  Open floor plan with large Corian island in the kitchen.  Four bedrooms and two bathrooms on the second level.  Formal living and dining rooms.  Fully finished basement with an additional bathroom.  Fenced backyard.  Two car detached garage.  It even had a covered front porch with a porch swing overlooking the American flag flying proudly on the opposite side of the porch.  I'm surprised there wasn't an apple pie cooling on a window sill when I arrived.  This home epitomized the American dream.

It hit the market on May 4, 2012 priced at $375,000, which was definitely a tick up beyond the high end of what the recent comps were showing us.  However, with buyer demand being at a fever pitch with not enough inventory to meet that demand, I was comfortable listing the home a notch above the recent comps.

Sure enough, on May 12th, after just eight days on the market, this home found its next owners.  The Buyers fell in love with the home and made a full price offer immediately.  They did ask for closing cost help, but my Sellers were prepared for that request as I had informed them the majority of buyers looking in that price range were asking for at least some closing cost help.

We went to settlement on June 26, 2012.  The home sold for $375,000 with absolutely no appraisal issues.  The Sellers got a great price for the home.  The Buyers also got a great deal, getting $9,700 in closing cost help from the Sellers.  Everyone was thrilled, which is how a home sale should be.
