This Is Only A Test... I repeat... Only A Test!

Girl at Computer

My test was successful!

I had my first closing of 2008 today with a buyer who found me through my website.  We closed at a title company that the seller/listing agent chose and I had never closed there before.  We went under contract on 12/24 and I never spoke to anyone at the title company before I walked in the door today.

I emailed them the executed contract and informed them that my preferred method of contact was email.  I didn't say that I wouldn't speak to them on the phone.... but I encouraged them to email me instead of calling/faxing or sending a carrier pigeon.  The processor/closer introduced herself as soon as I walked in the door and exclaimed that this was one of the smoothest transactions she has ever been part of... she said that I replied instantly to all of her inquires and provided documents before she even had to ask.  She said that she couldn't believe that we had a package on Tuesday and the HUD was approved days before closing.

How did I do it...  Well, the lender 'Wells Fargo'... particularly Chris was amazing.  He is on top of his game, he and I actually only spoke once... we too used email to communicate.

I encouraged everyone... REALTOR, title company, lender and buyer to use email first.  That doesn't mean I didn't talk to the buyer... we spoke almost daily, but the time that I would have spent talking to everyone else was used to stay on top of the details.

This was the first "silent" transaction that I've had...  I'm hoping it is the first of many in 2008.

My last clients were deaf so we only texted and e-mailed and it was extremely smooth.  I prefer to deal that way with all of my transactions with title companies and other reatlors.  Congrats on your first closing of 2008 - here is to many more!  It's a great life!

Congrats on your first closing of the year.  Email is the perfect way to communicate.  It perfect for late night workers and its a safety net for the hard to handle cases.

Hi Deb,

We try to do as much as we can electronically, too.  All of our faxes are delivered via efax, so they are elctronic and we can put the files into a master computer file.  We scan ALL documents and that way they can be emailed easily.  Its also nice because inevitably, someone wants to get a copy of something, and rather than dig through a pile of files in the middle of the floor by my desk... or rummage through a file drawer jammed with papers - I just click, click, click and send.  I encourage everyone to do the same - I can't think of the time and $$$ I'm saving by going elctronic.

Congrats on your first closing! I agree, its the perfect way to stay connected and save your cell minutes. On top of that you have proof you've done your job and you don't get into the verbal miscommunication. I love my email!! Best wishes!

Congrats.... I love to use email.  It gives you a written account of all correspondence, and there are no mistaken messages.

Debbie - They say silence is golden but some folks still like the personal touch. Those that hunger for some personal contact come here and blog

I try to use email as my primary communication for those very reasons mentioned above.  It's faster & I get a detailed written record of what's going on, so fewer miscommunications.  I closed one in December that was virtually all done by email by the inspector, appraiser, lender, title, escrow the whole bit, it was great!

Debbie - It feels good doesn't it :-) I have sold several properties the "silent" way as you have put it. Congratulations.

That is fantastic. Communication is the most important part of the relationship between Agent and Escrow.

I find email to be so very effective.  It also provides a papertrail which in this day and age is so very important.

Congrats on your first closing of the year.

Vangie - You are exactly right... it was actually a problem at the beginning of the transaction that caused me to use email for everything... Now it will be my new business practice.  Thank you for taking the time to comment.

Kathy - I think that more and more people are embracing email and actually like the fact that they can tell you what's on their mind when they think about it...  I still try to be personal, even with email.
