Think of the power of this. Imagine the power of hearing and seeing  their Realtor (you!) on their smart phone, iPad or desktop commuter screen in their office in front of co-workers" Hi,(fill in the blank) I just wanted to send you a little message since I can't reach you to say. You got the house! Congratulations you drove a hard bargain and you won! I will catch up with you shortly, I just wanted to give you the good news." All with a link to your website below.

Next get yourself a  Property Minder Website to start Branding your company or your name. Property minder is a service that our team has used for years at a cost of $89.00 a month this included IDX. This site is amazing and has a back office where you can manage your contacts, listings, and see what's working and what's not with regard to your online maketing efforts. It is such a powerful thing when you can see your traffic, what pages are working, where people are coming from and what titles, properties, content are they responding to.

Next I would make sure I purchased an iPad. (" I can't live without mine!") Ok...the initial expense of the iPad is pricey $800.00 or so, however the monthly fee is only $25.00 a month for all the data you should need. Make sure you get a 3G, that is totally wireless capable and that you can use it anywhere any time. Then the must have apps that you need to purchase for a nominal one time fee are:

Zip Forms ( a great tool for on the go REALTOR )

DropBox- ( a must have for all real estate agents- access to your contracts)

Open House Pro ( a must have for listing agents- customers love signing in!  

Sign My Pad ( this is awesome if you have loaded forms into your Drop Box!)

Print-n-Share ( print from where you are ) 

The next thing I would buy is e-Listings. Talk about some Google Juice. Exit e-listings rock. For example if anyone searches a property address from their smart phone as they are driving by look what comes up in Google View Here  ( the only thing is e-Listings are an Exit Realty Resource. ) If your not an EXIT Realty Agent consider e-properties sites.com for a few of $49.00 a month you will be over joyed how easy it is to get your listings syndicated to the web. 

I typically will advertise in my farm Home Owners Association Newsletters. The cost for these hyper local quarterly newsletters can be as little as $150.00 for a half page in our market area. This year, I have advertised twice  and that has produced over three listings in the community. Two have settled already.

Another pillar of my business. I volunteer as a trainer for other agents who want to learn to blog and lead generation. In doing this, I have gained confidence, credibility and more importantly it has helped me identify real estate agents who work like I do, who care about their clients and customers. With that knowledge, I am able to refer to them with confidence the customer will be served well. Delegation of tasks is so important. It can be a win/win for all. As a result Referral Income has dramatically increased in 2012. Cost-Priceless!

Lastly, if you have not done so, one of the best things I have done in the past four years to propel me into the Successful Realtor Category  as noted in the survey was to start an Active Rain Outside Blog.

An Active Rain Outside blog is a personally branded website where your consumer blog post reside. Focus, is needed here. This is a very powerful lead generation tool. If you write content, and share information about what you do, how you are solving other home buyers and sellers real estate needs and wants, others will find you.  The great news is the cost of this will go down the more you blog. A small reward from the folks at Active Rain. My local Lake Ridge Virginia real estate news blog is LakeRidgeVARealEstateNews.com and the cost is $19.00 a month! ( it is more when you first begin, however if you blog regularly the price goes down)

Lots of real sharing here, Peggy. Property Minder should hire you, or at least comp you a couple of extra sites for such a great endorsement. The video looked good, but took a little long to load on my computer.
