AMBUSH at a Listing Presentation
Terri Stephens, does a great job handling an outsider here and addressing the whole issue of commission. I admire her position and ability to handle the situation. We always dread when a family member or worse a complete stanger gets involved.
WHOLLY SMOKES I've BEEN AMBUSHED
I ventured over to meet Mr. & Mrs. Home Owner to present my listing presentation and give them a fair evaluation of their home.
Along with their herd of small children a Friend was there. A good friend, sitting on the couch in the other room but within ear shot of the conversation.
WHEN the question of COMMISSION came up - a loud out spoken dude from the sofa chimes in.
AMBUSH - ok - I'm prepared but this Loud Mouthed dude was slinging his opinion and well I'm not getting slapped around.
After letting him know commissions are negotiable and there are plenty of options other there for the consumer - and as a professional Realtor in the city with over decade of experience - I've sold many homes offering reasonable compensation to the buyers agent.
YOU see he figured offering no to little commission to all the Realtor's was motivation enough to have someone sell his friends home. YOU see he said some money is better than nothing. *okay so some of your salary is better than nothing?
After not having anymore time to listen to his what in my opinion was, the Ambush tactic and a I think I Know everything...attitude (everyone is entitled to their own opinion, but insulting your friends and someone you don't know?)
I continued on with Mr. & Mrs. Home Owner. Poor folks didn't know what to say or think. Other than apologizing over and over for their friend.
YOU See they owe more than the home is worth in the end...and well unless they can pull a rabbit out of their hats...its going to be tough. Realization is that unless a lender can see some way of helping them out of a jam...they cannot afford to sell.
WITH or WITHOUT commissions - they are upside down.
AND The friend...oh, he was still yammering on about land, commercial real estate, and I tuned him out. Wholly Smokes...dude - you should have stayed home - this Realtor has rustled up the wagons and moved on -
