Thinking they can save money by dealing directly with the builder is probably the biggest misnomer buyers face today. But you dispelled that myth with this line...

Craig, We see that mistake mind over and over.  There may be independent builders that will cut, but the major builders here don't cut for coming to them without us.  It's built in to the overhead for the base price, so anyone going direct is just increasing the builder's profit margin and not having anyone advise them on whether they're paying too much and other things like GET YOUR OWN HOME INSPECTOR!!!

Bill and Liz - great consumer information on Walnut Creek Development in Lebanon OH (selected in the top five 2012 best hometowns!) . Like Craig says you make an excellent point why it doesn't behoove buyers to deal directly with the builder, but to hire the Bill/Liz real estate dream team who will look out for their client's best interest!

Christine, Craig was right on the money about that being a common myth.  We get calls sometimes and it's apparent that as soon as they realize they're calling from one of our blog posts and that we're not the actual builder their tone changes and they're looking to bail.  Funny, since we initially provided the information they wanted and found :)

Jennifer, I doubt there's a builder out there going to tell you to hire your own home inspector to check their work.  How many posts have we seen by Active Rain home inspectors pointing out major deficiencies on new construction??

Tammie, And we've seen enough cases where the buyers have overpaid when they went solo.  It's easy for a builder to establish values a bit out of whack with the rest of the area, and suddenly you're paying $125 a sq ft when comparable quality is selling for $100 elsewhere.
