Walter - You ask a question that I'm not sure has a simple answer.  There are a lot of dynamics at work, including the "corporatization" of the Napa/Sonoma wine region and the retirement of so many wine industry icons who pioneered and then expanded wine production in the area during the 1960's and 1970's.  As I drove Sonoma and Napa yesterday looking at many of these vineyards, I didn't see any particular commonality based upon soil types, grape varietals or any other direct wine production factors.  But I did see a number of non-corporate properties that have long term supply contracts with either a major wine producer or co-op.  The unanswered question I have is - why aren't sales of the better parcels taking place off-market?  Private sales from one respected grower to another have been the norm over the past 40 years as a professional courtesy.  Perhaps a result of corporatization has been the transformation of land from a family farm to a corporate asset, a commodity.

Many of the properties on my Napa and Sonoma listing blogs are home sites that have only minor agricultural uses, but have seen their value increase as the reputation and beauty of wine country has been more widely promoted.  I've seen one and two acre parcels that have been considered unusable now put on the market as home sites for buyers with the cash to level a building pad.

I'm waiting for the Mike Grgich and Robert Mondavi bobble-heads to show up on local supermarket shelves.
