Dominoes and Real Estate Don’t do Well Together

 

I’ve never been a big fan of dominoes, especially when it comes to real estate transactions. 

It has been a domino day from hell so far and its not over yet. 

dominoeTwo of the three deals went off without a hitch but the deal that was scheduled to close at 9:00 this morning is just now getting started.  The clients from deal number 2 and deal number 3 have trucks loaded in front of their homes waiting for the green light to head on to their new address and start hauling stuff in.  Hopefully any minute now I will get the call to “Start Their Engines”. 

I guess the hardest thing for me is not being in control.  I was lucky enough to work with an absolutely awesome agent, Steve O’Leary of Re/Max Masters, on deal number 2.  He is one of those guys who actually answers his phones and cares about his clients.  He keeps his cool and keeps his eye on the ball without much diversion at all.  Many agents hide when the going gets rough, but not Steve.  He is on the phone with constant updates and communication throughout the ride. 

In our business, averting dominoes is not easy.  There are always going to be times when our successful closings depend on someone else doing their job and doing it in a timely, professional manner.  Some days we are lucky, as I have been working with Steve O’Leary, and other days we end up with agents like the one Steve has been forced to work with. 

When one domino tumbles, they all fall.  Our jobs as Realtors are to keep everything lined up properly without the risk of falling.

Hi Belinda - Hopefully your deal will close and everyone will be happy in their new homes. It's very uncomfortable not having any control over those situations, and the longer the chain (we had a seven home one once), the greater the odds that somewhere along the line, there's going to be one of "those" agents. It really is a shame that so many agents are the "run and hide" type as this only makes the job more challenging for everyone. Just stepping up and solving a problem is the right way to go. Then, we can have "good" domino effect.

Belinda: When I first started in this business a long time ago, the "domino" closing was quite common.  But in this day and age???  Whew!  I agree ... they make me nervous.  As a lender I know just how much is on the line, should a "hiccup" occur on any portion of the falling dominoes.  If at all possible, I try to advise that this be avoided.  Sometimes it just can't be ... and I'm betting there's alot of fingernail biting going on during those times ...

One of my first deals in real estate was one with 9 contingencies. Yes, I know this is nearly unbelievable but it did happen. It was #8 who had the hick up. We did get it done but I would never want to go through again. Hopefully yours did work out ok, cheers cvc

So glad it all worked out! I had a closing delay a few hours this past week due to lender not getting things in on time, even though there had been a lot of follow up and pressure. BUT, what I loved is that the lender rep actually came to the closing and waited with us...sharing in our pain as we waited. It showed how much he cared and wanted to see it through. Great working with people like that! Congrats on the closings!
