What can I say? I love Fair Oaks CA! 

Let's check out the Sunrise Hills - Chicago Heights area of Fair Oaks.

One of the things I love about  Fair Oaks is that it is difficult to describe in a way that would let you know what type and size of homes you might find here.  Fair Oaks began in the late 1800s, and the first settlers moved here to raise orange, olives, and other crops.

The lack of water made it difficult until a bridge was built across the American River, giving them access to water that they could truck in.  The river on the Fair Oaks side was difficult to access because of the famous Fair Oaks Cliffs.

Many of the olive trees have survived - especially in the Sunrise Hills - Chicago Heights area of Fair Oaks, and we have 10 olive trees on our property, for example.  These trees that are gnarled and over 100 years old (but still producing) give neighborhoods their semi-rural character, especially where the properties have been left at left an acre in size. 

Parts of Fair Oaks have a house here and there from that early era, but there aren't many that old in the Sunrise Hills - Chicago Heights area.

I live in the Chicago Heights-Sunrise Hills neighborhood and thankfully we still have an acre.  Many of our neighbors live on smaller lots because over time those lots were split and the back half of them were sold off with streets added behind them.

This has resulted in a neighborhood with a few tiny older homes, some mid-sized newer homes, some large homes that have had additions over the years, and an occasional McMansion. 

One area at the north end of this neighborhood used to be open fields, and several years ago a subdivision of homes with smaller yards was built.

So this all results in a very crazy mixed-up neighborhood of every style, age and size of home.  And I love it!  The only bad news is that it makes it a bit more difficult to prepare comparable sales reports, and appraisers sometimes scratch their heads trying to find their comps.

Nevertheless, homes do sell in this area, and this is a list of the homes in the Chicago Heights - Sunrise Hills neighborhood that have sold in the last 7 months:

There are currently only two active listings in this neighborhood as of June 2012, one of them being a short sale of one of the McMansions.  Now listed at $880,000, it sold just a few years ago for just under one million. 

That photo doesn't tell the whole story.  It is much larger than it looks here (4300 sq ft of living, plus garages and storage), and inside it is spectacular!

The other home is, ironically, on the same street, but the difference in style and size are very different, although it too is a beautiful home.

Although each street in this neighborhood is completely unique, I did drive a few blocks on a couple of streets so you can see what the homes look like on those streets. 

While one street might look pretty uniform, another will be a mix of everything imaginable.  I didn't want to make too long a video, so I couldn't show them all, but this gives you some idea.
