I have exciting news for Riverside Lakeland Homeowners that are considering selling their homes. Single Family Living Residential Sales for the first quarter of 2012 have already equaled  the TOTAL number of sales for  2011!



There have been 4 sales this year. 1 Waterfront home, 2 regular sales, and 1 foreclosure.



If you read my 2011 end of the year market report for Riverside Lakeland, then you may recall that I reported that waterfront homes in Riverside Lakeland that are elevated and require many stairs down to the water typically get about 15% less than other comparable waterfront homes that do not require lots of stairs to get down to the water. This was clearly seen in the waterfront home that sold this year. That particular waterfront home sold for 85% of its original listing price, and was on the market for 9 months.  



Of the two regular sales, one sold for 92% of its asking price and was on the market for 3 months.  The other sold for 91% of its original  asking price and was on the market for only 12 days.



Lastly, the foreclosure sold for 51% of its original listing price and it was on the market for 8 months.



Currently there are two waterfront homes, and two interior homes listed in Riverside Lakeland.







Clearly the key to the traditional sales moving so quickly was the price and condition of the homes. Both of these homes were in MOVE-IN condition, and they were priced right!
