As a stager, designer and agent I feel compelled to encourage seller's to consider the following:

*** Oak stained trim and cabinets are dated, paint goes along away to update kitchens and trim. 

*** Brass hinges, door knobs, cabinet & vanity hardware is dated, trade it out for oil rub bronze ,polished chrome, brushed nickel

*** Carpet in bathrooms turn buyer's off. Get rid of it! Invest in tile, travertine .

**** Different paint colors in every room is choppy and ugly! Paint all main living areas same or similar color.

*** Worn and dirty carpet disgusts buyer's. Replace the carpet! Pick one main carpet for main living & bedrooms. Pick a special pattern or textured carpet for stairs.

*** Oak hardwood floors scream dated... refinish them in Dark walnut or Jacobean. 

*** Floral and quilted bedding needs to replaced with fresh neutral rich bedding.

*** White,black kitchen appliances are out, replace with stainless

*** Dated furniture is bad, get rid off it. 

*** Stand in entry,  evaluate lighting, rugs , furniture pictures, mirrors... Hire a professional if needed but give it wow factor.

*** Fake greenery is dated and a dusty mess! Really ivy grows above your cabinets? Get a trash bag and go room by room and throw it away!

Just do it, spend time, money and update your house. You will sell faster and should make more money than if you ignore these things.
