Real estate doesn’t end just because it is Friday night

Last night I get a phone call at 8 P.M. from an agent I did a closing with at 10 A.M., she said that my seller was not out of the house yet and the buyers are mad.  I said he was to be out by 3 P.M. and I will call him to find out what is going on.  I called him and he said the buyer’s husband said he could finish in the morning that they would not be moving in till the morning.  My client said he had the refrigerator to empty and clean out and 2 shelves of items to box up, a fish in a gallon container, he also had an extra car in the garage that the buyer’s husband said was ok to move in the morning.

The other agent when I call her back said, no, I need to make this right, he needs to be out tonight and I should pay for someone to come in an clean that the floors are a mess.  Well the husband was there right after closing and was steam cleaning the carpet.

So I had my guy meet me and my wife there at 9P.M. and within a hour we had the last of it finished.  The buyer was ok when I was there and said we could of waited till morning.  I ask her if the home was clean enough (we cleaned the refrig.) and she said yes.

I drove the extra car over to my guys new house and helped unload the car, got home at 11:00.  Hope he refers someone to my business partner, Belinda and me soon.

Will, the buyers agent seemed to have her wires crossed. Anyway, you did a good job getting the situation under control

I guess thats what we do BUT the seller should have been informed in no uncertain terms that 3 pm was their deadline and if they needed help, ask now.  We just lost a friendship because the sellers (our former friends) were unreasonable and felt they could vacate whenever they wanted.  In this case, I told them over and over and over they had to be out by midnight day of closing.  They said, 'no, fix it".  I did, I apologized to the buyers profusely then promply dumped the irrational, self centered former friends.

Kudos to you Will. You did your client a great service that night. It seems like that buyer's agent didn't have a conversation with her buyers about allowing your sellers extra time to move out completely the next morning. Your efforts should gain you and Belinda some future referral business.

Good show, Will.  You are so right.  It doesn't end on Friday, Saturday, etc.  You went above and beyond the call, and I hope you get a lot of referrals from this.  Bravo!

I hope they refer you too.  I actually helped a client scrounge for some moving boxes and he just up and disappeared.  That's gratitude for you!

Good job!  It does sound like the agent and her customers need to communicate with each other though.

Good for you for doing the correct thing in really seeing the transaction through to the very end. Too many people in our profession give us a bad name and it is people like you to help counter the negativity!

I agree with Chris Ann #10!  Add that new buyer to your mailing list.  When it comes time for them to sell someday, you will be the one that they call.  Seems that the buyers' agent was just huffing and puffing over nothing.  Oh well.  All is well that ends well.  I see a referral coming your way soon for that little extra effort!

Will - It seems to me that the buyer's agent could have defused the situation if the buyer had already agreed.

I'm with Erica, #38, there's no closing until final walk through is complete and buyer signs off. You don't do final walk throughs in CO?

Will. Good for you. Above and Beyond service and this one definitely was. WOW.  Buyer says morning is OK and Agent says NO WAY.  Hmmm.  I'm sure the seller and buyer will remember you and be referring you clients in the future.

Will, what exceptional service you give! I bet your clients will be telling everyone how great you are!

I remember when we bought our house, the people had left an old swing set and some junk in the alley as well as a play house that we didn't want. The city was going to fine us if the things weren't removed, so I made our REA call the old owner and get them to get rid of the stuff.
