Dutchess County NY Real Estate Market

During May 2012, 111 single family detached homes sold in Dutchess County NY Real Estate raspberriesMarket which was 13 more than same time last year. No change in the median price, however the average sale price fell 18.8 percent going from $337,452 last May to $309,591. Days on market fell by 3 day, and at the same time there was a 34 percent increase in the number of purchase offers, an indication of more market activity.
Speaking to some of the agents in the marketplace they are also noticing the uptick in the market.

Dutchess County NY RE May 2012

In the single family attached market (Townhouses, Condos,Coops) 3 more homes sold this year than in May 2011. The average sale price fell by 5.3 percent, the median fell even further, going from $200,000 to $176,500 an 11.8 percent drop. Days on market increased 26.1 percent, 46 days more on the market when compared to same time last year. Inventory was down by 89 units when compared to May 2011; at the same time the purchase offers increased this year by 14.
