The Enclave at Eagle Harbor For years, the main part of Eagle Harbor consisted of only single family homes, then in 2008, trees came down in the area past Lick Skillet and the golf course on County Road 220 and The Enclave was born.

The Enclave is a Condominium community developed by Trammell Crow out of Atlanta. We could definitely see the Atlanta influence the minute we stepped into the Baldwin Model - the crown molding, architectural The Enclave screened porchdetail such as bay windows, high ceilings, and stylish upgrades, along with a wrap-around screened porch. I felt like I was back on Peachtree Street in my tree top apartment at Brookwood Station.

The buildings have six units, with two-story condos on each end, and four "Flats" condos in the middle, two upstairs and two downstairs.Every Condo in the Enclave has granite counter tops, stainless appliances, and many other upgrades. 

The Enclave has three floor plans, two of each per building:

Callahan, 3 Bedrooms, 3.5 Baths, 2 Car Garage, Two-story end unit
Baldwin, 3 Bedrooms, 3 Baths, 1 Car Garage, Flat on Upper Story
Augustine, 2 Bedrooms, 2 Baths, 1 Car Garage, Flat on First Story Prices have dropped about 50% from their first sales in 2006-2007.

A recent Callahan foreclosure sold for $147,000 the end of 2011, and a Baldwin foreclosure sold for $153,000 a few months earlier.

The Enclave Fees -

Monthly fee of about $273
Annual CDD fee of $1290 (paid in property taxes as a non ad valorem tax)

So total fees run about $380 for a carefree lifestyle where all you have to worry about is the inside of your house. The annual HOA fee is $50.

The Enclave was envisioned as the perfect place for Eagle Harbor residents who wanted to downsize, and for singles and working couples who just didn't want to worry about the upkeep of a house but wanted Eagle Harbor amenities. Enclave residents enjoy use of all the water parks, golf, tennis, clubhouse, day docks, and activities that other Eagle Harbor residents enjoy.
