We can all agree that selling a house is all about the marketing efforts that the Realtor and homeowner puts into the selling process.
Selling a home in this market requires that Realtor and homeowner to think outside the comfort box. We all remember the days when the homeowner didn't have to do much to sell their home...well those days are gone!
I realize that Realtors have a catch 22 situation- first they want to list the home so they tell the homeowner what a great home they have and after they have signed the listing they have to tell them the truth about what needs to be done to the property in order to get the property sold for the best price.
This process can be tough for some Realtors. If it is difficult for you then call in an expert (stagers often offer these services) who will go over the details of getting the home ready and it will help to keep in tact a good quality relationship between the seller and Realtor.
Strategy for success requires a plan and a good plan always includes great vendors to help you to get the job done and for Realtors that is getting the SOLD sign posted. So if you haven't signed up a staging company set up some appointments with your local companies. Ask them if they provide reports for color options, decluttering, cleaning ideas, repairs, curb appeal and discussion on staging or redesign options and opportunities.
It's hard to believe that there are Realtors that don't believe in staging or not encouraging the seller to do much of anything to get the home ready to sell. With so much data available that shows' preparing the home and staging sells the home faster and often for more money now that can be a great Strategy!

Karel - It may be hard to believe but is is still true - there are many Realtors who for many reasons do not even bring up home staging to their clients. Many of these same Realtors are also hesitant to tell their clients that there are things to be done before their home is market ready.
This is reflected in the MLS photos posted.
Realtors are good at what they do and stagers are good at what they do - lets team up.
