Here is a resent report profiling the richness of the Denver's Sloan's Lake community.  This is wonderful information for anyone looking to move into a neighborhood that for all it offers is probably under valued.  Especially when compared to neighborhoods that have been "hot" for years, such as Washington Park, Hillcrest, Bonnie Brae and now Observatory Park.

Sloan's Lake boasts a "rich mixture of young professionals looking for starter homes, aging boomers looking to downsize, old-timers who never left, a smaller-but-still present Jewish population and a large group of Hispanic residents."  With a median home price of $247,000 and an average square footage of 1,000, these often dated homes are sometimes scraped or popped as allowed by R-2 zoning.  Buyers are often attracted to the million-dollar views of Sloan's Lake, the Front Range and downtown.  While underperforming schools is often a complaint, improvements are in the works.

I'm familiar with Sloan's Lake, Bonnie, and it's an area I would certainly consider buying in.

I had clients a few years ago who bought an infill new house in the Sloan's Lake area, just two blocks away.  They moved from Houston and were shocked at prices here.  The house they bought was nowhere near what they had in Houstin for the same price. 

Sloan's Lake is a friendly, changing neighborhood with lots of renovations and pockets of infill projects that run the gamut from strange to awesome.  If you're lucky enough to live near the lake, it's a pleasant recreational space.
