Does information provided on TV or newspaper help?  Not really since data is limited and national in scope.  So, selling your house – how long will it take?

When we put our home for sale, you’re ready for the buyer to pull to the curb.  Unfortunately, buying/selling real estate takes a while.  It helps you plan when you know the average number of days needed to sell homes in the current market.  It also assists you in having realistic expectations concerning your real estate agent.

What information does the media provide?  In my experience, it's usually a comparison between the current month and the prior month or the current month compared with the same month a year ago.  More comprehensive data is needed by those who will actively participate in the real estate market. 

Because all real estate markets are local, this data reflects the housing market in Raleigh, NC.  National data doesn't help you very much should you be considering either selling or buying a house.  In response to that need, I present you the following market analysis.

 

Market divided into four groups:
Black Line: Represents Most Expensive Homes
Orange Line: Represents Upper Middle Segment of Market
Green Line: Represents Lower Middle Segment of Market
Blue Line: Represents Least Expensive Homes

Summary:  All homes, regardless of price, are edging downward – not uncommon for this time of year.  Most expensive homes experienced the sharpest reduction in time it takes to sell a home, but they still take longer to sell than other homes.

It will take on average between five and six months to sell your home.  The exception is higher-priced homes.  These homes average almost seven months.  Overall, improvement seen across the board.

Numbers are averages.  This means some homes sell more quickly and some take longer.  Real estate agents advise that aggressive pricing helps homes sell faster.
