Step #9  Visit open houses.  It is always a good idea to know the competition.  It is not easy to be objective, but is there something the other sellers are offering which might work as well for you.  Find out what your bargaining power is.  We almost always take our sellers out to see the competition before listing their home.

Step #10  Think rationally not personally.  It is silly to worry about small costs or concessions when the goal is to sell your home.  Sometimes it is worth giving up a few more dollars to get the transaction closed instead of a price reduction down the road.
