Neglected home or good deal, “my friend is worried”!

Short sale issues…When the house you’re trying to buy gets neglected! Home-buyers trying their luck with a short sale may have more than they bargained for.

I just had a friend explain a huge concern about a home he’s trying to purchase, he had his offer accepted by a bank, the home is not in foreclosure, but it’s a short sale. When my friend and his wife had their offer accepted by the bank they decided to drive by the home. To their dismay they saw the home look even worse than before, and the biggest concern was the home was left opened and the grass is about a foot tall. My friend said the home looked abandoned, it looked like the owners of the home already pack-up and bolted…He said he house looked empty, since he did not have permission to enter the house he was cautious when him and his wife took a closer look at the home.

I explained, unfortunately if the owners of the home couldn’t keep-up the mortgage payments and agreed to a short sale, there is a chance the owners aren’t happy. So I explained it’s not that unreasonable the homeowners left the home without much regard to it. Home-owners going through a short sale have good reason to be upset and sometimes show little respect to the home when they are vacating.

Many home-buyers think they’re getting such a sweet deal on a short sale purchase, I suggest until you do the final walk-through, you really don’t know how bad the condition of the home is. Many times homes that get abandon and left unattended suffer huge losses. I’ve heard nightmare stories of unattended homes being stripped of copper piping, electrical panels being ripped off, and even cabinetry is taken from certain homes. Real-Estate issues, what’s yours!

Think about what’s right and then do it; I always say; “It’s harder to do the wrong thing verses doing the right thing”

the issue / challenge I bump into is prospective buyers that live in should of would of world, thinking of how they missed an opportunity in the past while the one I am showing them is staring them right in the face to become another should of would of story for their future...
