North Kingstown RI single family home sales for June 2012 were as follows:
 

28 North Kingstown homes sold

   10 homes sold over $400,000

   4 homes sold for between $300,000-$400,000

    14 homes sold for under $300,000

Average Home Sale Price in June 2012 was $309,555,  homes sold for 96% of  average list price and were on the real estate market for 86 days on average.   Home sales volume are up by 22% in June over May 2012.  

There were 217 North Kingstown homes for sale in June 2012 which was a 1 % increase in inventory over May.

Yet, if you look at the sales numbers above it is interesting how strong the North Kingstown real estate market is here for homes under $300,000 and over $400,000.  Even in June the under $300,000 dollar market of sold homes is consistently ‘the buy’ alternative as compared to past months.

There were 3 North Kingstown short sales sold in June 2012.  It was good to move these short sales out of the inventory figures.


North Kingstown RI has a strong supply of homes on the market as well as the waterfront North Kingstown homes for sale for over $1 million.  

There are 37 pending North Kingstown homes at present which is a 9% increase over May.   It is still a good time to buy Rhode Island real estate while mortgage rates remain historically low and inventory choices are there…but prices have moved up slightly.
