True Story: Why I'm not at auction today

First Tuesday. Love-Hate relationship. On the one hand, trustee sales at the courthouse are full of good opportunities. But it takes a lot of work to scrub the pre-foreclosure list, calculate, drive-by, study and decide what deal's hotter than all day outside on a Texas Tuesday in July. It's risky. The whole thing also just stinks because it's people who could no longer afford their home. The business side of me screams, "Run to the bank and cashout and go bid!" But the sweet side of me whispers, "That's just not a cool way to make a living, dear."

So where do the two meet? At the door.

Last night I had the list narrowed to about 10 homes right here in Keller. I was all geared up to go to that Trustee sale today, Facebook invited friends to listen to the blabbering and everything. But then I decided to drive-by the night before instead. "Knock knock knock..." Now this is not easy! Takes a shot of courage and another shot of unmentionable to accomplish a successful conversation at the door. Owners home. We talk. We workout a plan. Done deal.

That is what I call a Win-Win. They get to have some control over an otherwise out-of-control situation. They get some time. They get to call a few shots. They get to move with dignity vs. being kicked out. There are a million reasons why this is the best option under the circumstances for both parties -- me and them. But especially them. I could feed my family a million other ways right now. But this family is in a pickle. They need help desperately.

When circumstances aren't ideal, it's nice when options and help knock on your door vs. the wolf.
