As real estate professionals, admit it...we all have our favorite communities. We like the look, the feel, the fabric...(remind you of a commercial?) I've got several, but Viewpoint Midtown Atlanta probably ranks at the top of the list for me.
Now, mind you this is a bitter sweet love relationship. Viewpoint Midtown Atlanta stands on the site of the former Backstreet nightclub. This was a 24-hour club that was probably the hottest, best club in ALL of Atlanta, not just Midtown. It had a reputation far and wide and I met many people who had driven from miles away, got hotel rooms, all in the name of a night of dancing at Backstreet. Ah, those were the days my friends.....oh, wait, this was about Viewpoint Midtown right?
Viewpoint Midtown came on the market in 2007. The building went through some major price adjustments to work in a declining real estate market, and the building just sold out in 2011. But I'll give the architects of this one some applause as they did listen to the consumer. Here's some of what I'd call "first's" for the Midtown Atlanta condominium market:
- Floor Plans with 1 bedroom plus a den (some with full wall and door, others with 3/4 walls
- Tumbled stone backsplash in kitchens rather than the black subway tile we've seen building after building
- Kick-butt amenites including seperate deck areas for the pool and a Zen Garden with outdoor living room
- NO STUDIO FLOOR PLANS -=-THANK YOU!
Viewpoint Midtown Atlanta soars some 36 stories into the air, but most of the homes start on the 11th floor. But again, to take advantage of the site, and the space, there ARE homes located on floors 3-10 which are accessed by crossing through the garage to your own foyer entrance. I've often questioned the re-sale ability of these homes, but they are really unique floor plans! If I owned one, I'd petition the HOA Board to paint a brick walkway from the elevator foyers to homes to disctract from the fact you are walking through the garage!
I mentioned the amenities of Viewpoint Midtown Atlanta, and they are truly the best I've seen. The club room is huge (the Board recently voted and changed that it cannot be reserved for private parties...take note!) but still has great space for the residents. On either side on the 11th floor (top of the garage) you will find the lap pool and sun deck and the Zen Garden, offering residents some great outdoor choices without ever leaving the building. There is ample seating (well I suspect you run out of chaise lounges at the pool) throughout the area, along with the ever-so-cool outdoor living room with fireplace and flat screen TV!
