Not sure where this is coming from, but I have buyers call wanting to put offers on MULTIPLE short sales at once. I guess the first one to accept gets the deal. Not the way I run my business though. And I have lost a few buyers because of this. Which tells me there are agents out there engaging in such practice.
There are agents, sadly, who would break the law. Nobody prosecutes. There are no short sale offer police. They don't understand that it is misrepresentation if their buyers can't buy every property they put an offer on (and they tend to use the same deposit check, too!) nor that their buyers are probably breaching the good faith covenant inherent in purchase contracts.
I don't write offers on short sales for buyers who are not committed. I just don't understand agents who do. It's SO much work up front for them to just walk.
So many of my Short Sale Sellers won't even allow me to put a sign because they don't want the prying eyes of the neighbors wondering what is happening. As for why Short Sales take so long, amen to the Buyers bailing.
A good agent like you probably turns over lots of himes over and over and also seens the same clients (and their friends and relatives) thru many transactions.

This post is excellent. So important to set expectations for everyone. Buyers walk out of short sales all the time.
It surely is imperative we motivate our buyers, some just tend to drag their feet for weeks. Kudos for using your own pictures for your post, makes it much more personal than stock photos.
