A great many of my sellers express the desire to have me as their selling agent be present when another agent is showing their home. Personally I don't like to do so because of a) Our NY State Agency agreement b) The buyers agent doesn't like me being there c) The buyers feel rushed by my presence just for starters...

There are many other factors which I'm sure many of you will add to this list, both positive and negative.

So how do I placate my sellers when they say "But only you know the house, how can another agent know all the little foibles?" Easy. Produce a comprehensive virtual open house and narrate it. Just about all the points are covered that first lookers need to know, plus it's  a great way for a buyer agent to familiarize themselves with the property if they don't/won't/can't preview in advance of showing to their buyers.When buyers have the opportunity to relax and look around with their own choice of agent, without the presence of the owners or their agent, they can discuss (hopefully at length) their likes, dislikes and desires and "issues", without fear of hurting feelings or being "sold" to.

My clients love the tours, and apparently buyers  do too, judging by the many who have commented at the closing table how drawn they were to the property by the narrated tour. Some even say they knew more about the house than their agent when they first saw it, as they played the tour over and over before actually going in person!

Take a look at this lovely property. It's an unusual Greek Revival not usually found in Orange County, NY, it's located in the middle of the beautiful village of Cornwall-on-Hudson. Well worth the effort. What say you?

Great way to make everyone happy. The mouse on a house tours use to be popular (and expensive, around $400), but you don 't hear about them much anymore.
