Real estate agents can be brutal in their assessment of homes for sale.  There's no better way for your agent to find out what others think of your listing (or its competition) than to hang out at a broker's open house and keep their ears open.

While out touring new West Bank listings this week, I managed to overhear the following (ok, so maybe I totally said one of these, but I'm not 'fessing up to which one):What's that smell?

It smells like old people in here...

They were right.  It did.  But it just as easily could have been cats, dogs or smoke that caused the negative reaction of people walking through the door.  When you put your house on the market, you are opening up your home to the critical eyes and noses of not just REALTORS® but some picky, picky buyers as well.  If they can't get past the odors that they find offensive, they are never going to write an offer.

Boy, they really like pink...

Or green or blue or purple or whatever other very personal color choices you've made in your home.  There's a reason that home stagers recommend neutrals.  Appealing to the largest number of buyers is the best strategy for getting your home sold quickly and a house painted pink from top to bottom is going to either languish waiting for another pink lover to find it or take a hit on pricing as buyers factor in the cost of repainting it themselves.

How much?  Not gonna happen...

I heard an agent explain that the sellers knew they were overpriced by about $30 per square foot, but they were counting on the kitchen to push up the price.  It was a very nice kitchen, but for what they added to the average sale price in their neighborhood, a buyer could do it all over again - twice.

Please, please, please...before you put your house on the market, ask your agent to put you in touch with a professional home stager.  They can give you the low down on the quickest, easiest, most cost effective ways to spruce up your house and keep it from being remembered as anything less than perfect.

Mike, in some homes, those colors are what gives it the appeal.  That's not the case in most, though.

Brian, I don't think that home owners are uncaring.  I just think that there's a lot of "well, it's worked fine for me" going on.

This reminds me of when steam carpet cleaning first came out. It was a vacuum cleaner that flooded an area and then sucked up the water and dirt all the way from the padding and up up and away!...The other machines just spread the dirt around. The results were incredible and people stopped getting sick and dirt was actually removed...All homes before being lived in should be deep cleaned, scrubbed and disinfected and then maintainanced after that..most relevant post and good host

Thats a terrific idea, tell them to get a professional home stager.  I lost a $1+ listing because I told the customer NOT to paint the walls terra cotta and leave them neutral.  He liked terra Cotta because it looked good in his friends house.  If I had used a stager, maybe I would have gotten that listing.

When we get older, we tend to need a little help. Having someone come in and pack up all the EXTRA stuff and professionally clean the home and carpets is alway a great start for the elderly. They have earned the right to a little help. Most of the time they have been helping everyone else for years!

I totally relate to this post. In my area the home owners use some "interesting" colors in their homes. There are times when I'll show homes to a buyer from out of town and they just can't get past the colors. And they are really bad. I always advise sellers to paint in neutral colors when they sell. It's a cheap fix and it makes a big difference.

I saw that scientific report too, Lisa ... and as cruel as it may sound, it's an issue that must be delicately broached and resolved.  Sellers must be educated, just as Buyers must be.  Odor is just one hurdle that may have to be overcome in regards to staging a home for sale.  Hard to believe that in this day and age of HGTV and others media, that a Seller wouldn't be somewhat aware of the advantages of staging ... and that much can be accomplished with a few dollars expenditure ...

Lisa, the house may be beautiful, but if it smells bad, the buyers won't even venture into the rest of the house.  I like your advice, pay a professional staging (AND CLEANING) company!  Our sellers have got to OUT-SHINE all the other homes on the block.

HI, Lisa: If I were buying a home, a stinky home would be at the bottom of my list.  My least favorite: Glade Plugins used to cover up the urine smell from litter boxes.  The house thing that smells worse than an unclean litter box is a house that smells like unclean litterbox and too much French Vanilla, or other plug in scent.

Lisa-I have a very weak sense of smell. I'm going to get a smell assistant to check this out for me. I've heard of people being put off due to pet and food smells, but old people is a new one for me.
