I look forward to your follow-up post in 6-12 months when they list with someone with a higher price, it doesn't sell, and they come back to you and list it for what you originally recommended. This one might take a while to percolate, but don't be surprised if you get that call down the line!

Great lesson Kimberly and I am so in sync with you that this must be the reason I have found myself sold out of all my listings. June and July were killer months and I started June in what I thought was great shape, but now I figured Aug might be slow if I don't get my butt in gear. So ranther than delight in my super sales, I constantly look ahead and came in Monday and Tuesday called and called and signed 6 listings in 2 days. Now my August should be okay, but I am not done yet.
I guess when you know how to price your listings, you will find yourself SOLD OUT at times.
So if you want someone to SELL YOUR HOME in LaQuinta, CA call Kimberly, and if you want someone in Port St Lucie, FL Call Kevin B Tolbert PA.
What's sad too is it sounds like they bought a REO a few years ago thinking they can make money on it now. I've been coming across that lately. Sellers need to know home prices are not skyrocketing and that the REO they bought two years ago if sold today they'll be lucky to break even. Good for you not to take an overpriced listing.

I just don't have it in me to promise something that I KNOW I cannot make happen. Good for you. It's a huge waste of everyone's time to pretend that they will get the number they come up with verses what the buyers market says. I'd rather be the agent they respect and call back when they are realistic.

This says it all, doesn't it? It's why sellers choose the agent that gives them the highest number - as if that agent has some magic that they can conjure to sell their house for far more than it's worth. So sad.

Well, they will probably list with someone else and overprice it...sad, but NEXT! Some sellers just don't get it at all.

The minute they start saying "why should we choose you..." they've lost me. What do they want to hear? Trash talk about other agents? I don't go there. And, yes, "buying the listing"? No way, because then you are getting pretty close to telling a lie if you say you can sell it at such and such a price. I would hope they called you because you stand out in your market. Oh, and that's why I don't go on "cattle calls." And I get great listings with my philosophy!

It amazes me of the how the seller over priced homes or homes with little or no equity don't realize the message they are sending to the community and potential buyers...Buyers and their agents are not suckers and will snub accordingly
Kimberley, it is often difficult for Sellers to understand who really defines the value of a property: the current market and the buyer.
My kind of agent, if it isn't sale-able it belongs to another agent that believes in planting for sale signs instead of sold signs.They are commonly known as buyers agents posing as sellers agents, put out a sign and get buyer leads and the heck with the seller plus once in a while you may roll Yahtzee and one sells and that is a bonus. Of course they were completely upfront and honest with the seller upfront.
Kimberly, Amen! The longer I'm in this business the truer this statement becomes "why would I list a property for more than I can realistically sell it for?" Just give them the facts, sometimes the hard facts.

Interestingly enough..they did call me back and I'm still in the running...my number will not shift up, so we'll see where it goes.
To SELL, or to LIST...that is the question serious sellers have to ask themselves..
