"We're interested in listing our home at Beautiful World CC because we just don't have time to come down from Canada much any more."

I thank them, find out they found me online, are not with a Realtor at the moment, and have a few questions???

1.  How much is your fee to sell it for us? 

2.  How long before you can have it sold?

3.  Why would we use you over the other 2 Agents we're interviewing?

After getting the address, doing my research and because I know the development very well, I have my info to them within 15 minutes.  Bottomline:  They cannot make ANY money if they sell now.  They might break even on the home, but the upgrades/furnishings they are including will be a wash.

I call them back, and share this information with them.

"Well, why would we list it with you if you can't make us any money selling it?"

"Good question," I respond.  "And why would I list a property for more than I can realistically sell it for?  I am in the business of SELLING your home..not just sticking my sign in the ground and hoping to garner a new lead or two." 

We exchanged information about the market, the year they bought their REO, the money they have in it and the fact that they purchased a home on the least desirable street in the development and how that will reflect in the potential sale of their home. 

I lost them at my number. 

We disconnected at, "We're going to talk to the other Agents and get back to you."

Will they list with me???  Probably not.  Am I devastated?  Absolutely not.  I am a Realtor that SELLS her listings, not a Realtor that gives a Seller the number they want to hear..and then hopes for reductions. 

Truth in advertising is a beautiful thing.
